Let's be honest, checking your finances probably isn't as exciting as scrolling through homes on Zillow. But before you start picking out paint colors or planning where the couch will go, taking a little time to get your finances in order can make the home-buying process much smoother. 1. Know Your Budget

Before looking at homes, take a close look at your finances.

  • How much money comes in each month?
  • What are your monthly bills?
  • How much do you spend on extras?
  • How much can you comfortably save?

Remember: Your pre-approval isn't your budget. A lender doesn't know your lifestyle or financial goals only you do. Choose a monthly payment that fits your life, not just what you qualify for.

2. Pay Your Bills on Time

Your payment history is one of the biggest factors in your credit score. Making payments on time shows lenders you're a responsible borrower and can help you qualify for better loan options.

If you're forgetful, consider setting up automatic payments or reminders.

3. Be Careful with Buy Now, Pay Later

Services like Afterpay, Klarna, and Affirm may seem convenient, but they can affect your mortgage application. Some of these loans may appear on your credit report or increase your monthly debt, which could impact your approval.

If you're planning to buy a home soon, it's best to avoid taking on new payment plans unless you've discussed them with your lender.

4. Don't Open New Credit Accounts

Avoid financing a new car, furniture, or appliances before closing on a home. New credit accounts can lower your credit score and change your debt-to-income ratio, which may affect your mortgage approval.

5. Start Saving

Owning a home comes with more than just a mortgage payment. Building an emergency fund can help cover moving expenses, maintenance, and unexpected repairs.
